Who We Serve

For those who hold land and capital as a responsibility, not a transaction. Who think in decades, not quarters. Whose decisions about the built environment reflect what they stand for.

Nearly three decades of work across residential, commercial, and institutional projects.

What We Do

Owner-side representation for significant renovation, rehabilitation, adaptive reuse, and development projects: integrated, not delegated.

Core Practice

Project Stewardship

Owner-side representation for projects carrying substantial financial, architectural, regulatory, or legacy implications. Solenne protects the owner's position by maintaining control across scope, capital, decisions, documentation, team performance, and delivery.

Scope & Governance

Defining scope, authority, reporting standards, decision rights, project records, and the cadence required for disciplined execution.

Capital & Schedule Control

Maintaining visibility into commitments, change exposure, sequencing, milestones, cash requirements, and emerging risk.

Team & Stakeholder Direction

Coordinating architects, contractors, consultants, lenders, agencies, and other stakeholders around the owner's priorities.

Completion & Asset Transition

Directing closeout, punch-list resolution, approvals, warranties, records, handover, and the next operational phase of the asset.

Selected Engagement Contexts

For assets and decisions that require more than conventional project management.

Solenne may enter at pre-development, active construction, a critical transition point, or closeout.

  • Significant residential renovations, estate properties, and private client projects
  • Historic rehabilitation, adaptive reuse, and sustainable retrofit
  • Owner representation for time-constrained or geographically dispersed clients
  • Complex projects requiring stronger controls, documentation, accountability, or continuity

Historic Rehabilitation & Tax Credit Advisory

Few decisions carry more consequence, or more complexity, than the rehabilitation of a historically designated property. Solenne provides hands-on guidance at every stage, from a defined feasibility review through certification, credit placement, developer fee structure, and the five-year compliance period.

  • Historic rehabilitation design oversight and NPS Part 1, 2, and 3 coordination
  • Adaptive reuse and conversion strategy for historically designated structures
  • Federal and state HTC structuring: self-use, bank sale, and hybrid approaches
  • Credit monetization and capital stacking, including New Markets Tax Credit layering in eligible census tracts
  • PACE financing and QOZ structuring where the property and zone qualify

Institutional Practice

Lender & Institutional Representation

Lenders, trustees, and institutional stakeholders engage Solenne when a financed project requires independent oversight, or when it has stopped progressing. The mandate is the same discipline applied from the other side of the table: establish what is actually built, what remains, and what it will take to finish.

Independent Project Review

Condition, progress, and cost to complete assessed against the loan file. Contracts, approvals, and schedule tested against what the site actually shows.

Project Intervention

Appointment as project manager where delivery has stalled. Taking charge of the site, the team, and the schedule, and restoring the sequence, accountability, and documentation needed to bring the project to completion.

Draw & Compliance Monitoring

Verification of requisitions against work in place, retainage, lien waivers, and the record the file requires through the life of the loan.

Solenne accepts institutional mandates only where no owner-side conflict exists, and discloses any prior relationship with the borrower, sponsor, or project team before an engagement is accepted.

Our Story

A practice built on discretion and discernment.

I have spent nearly three decades in the moments that decide what a property becomes: the acquisition, the rehabilitation, the project that has stalled, the sale.

Owners have brought me in to protect their position. Lenders and institutions have brought me in when a financed project needed independent eyes, or when it had stopped moving and someone had to take charge. More than once, I stepped in as project manager to establish what had actually been built, what remained, and what it would take to finish, and then saw it through.

Born in Dar es Salaam and raised in the Midwest, I learned early to move between languages and cultures. The same instinct serves me between disciplines: the architect and the lender, the contractor and the regulator, the owner's intentions and the rules that will govern a building for decades. Those divides are where complex projects lose their way.

Before Solenne, I built an advisory firm in Atlanta and led it through its acquisition. Solenne carries that model forward: a direct relationship, a plan built around the client's circumstances, and a trusted network of specialists brought in only when the work calls for them. What we are asked to hold, we hold in confidence.

How We Work

Our Approach

I

Senior Advisor Direct

You work directly with experienced advisors, not junior associates. Every engagement is led by the founder, from first conversation to final close.

II

Integrated Strategy

We coordinate the financial, regulatory, and design dimensions of every engagement, working alongside your legal counsel, so nothing falls between disciplines.

III

Long-Term Thinking

What does this mean in 10, 20, 30 years? Decisions made with permanence in mind produce better outcomes than those made for the near term alone.

IV

Discretion by Default

Client identities, holdings, and projects are never disclosed, published, or used in marketing. References are shared privately, and only with consent.

Confidential Intake

Request a Confidential Review

Solenne reviews each inquiry before a consultation is scheduled. Share the essential facts of the asset, project, opportunity, or decision so the appropriate level of advisory involvement can be determined.

01

02

Advisory review. Solenne assesses fit, urgency, complexity, and the appropriate next step.

03

Private consultation. Qualified inquiries are invited to a focused initial conversation.

Engagements are privately scoped. Fees are provided by proposal following review of the assignment and required level of advisory involvement.

Project references and prior engagement summaries are shared privately, once a review is under way.
